1. Get A Valuation



To confirm your valuation accurately we will need to see the property first. The most effective way is to meet you face-to-face at your property where we can see property and you can tell us all about it. We can then provide you with a valuation there and then, and this will give us the opportunity to find out more about you so we can help you best and tailor the service to meet your needs. During this appointment we can also talk you through our service in more detail, advise you on the cost, and answer any queries you may have.
 
If for any reason a face-to-face valuation is not possible, we can also carry out virtual valuations via video call, or you can send us a video of your property if you prefer to get a property valuation in Leeds.

2. Photography & Marketing


Once you instruct us to sell your property, we will arrange for our professional Photographer to visit at a time that suits you. We would usually take the 360 Virtual Tour and floorplans on the same day. We would usually need around 48 hours to put all of the marketing together with a detailed marketing description and send you a brochure for approval. Once you have approved this draft advert, we can go live to the market on all major websites and portals within 24 hours of approval.

3. Viewings carried out 


We pre-qualify buyer enquiries to establish their current situation and then arrange to visit the property for viewings. If you are currently living in the property you may choose to carry out the viewings, or you can leave it to our experienced team. We will always give you at least 24 hours notice for viewing requests. We endeavour to provide you with feedback from every viewing on the following working day.

4. Offers



Our aim is to get you the highest price for your home from a buyer who is ready to proceed. We will negotiate on your behalf to achieve this and we will report all offers to you as quickly as possible. We will ask for evidence of the buyers financial circumstances, ID's, and assess their ability to proceed with the purchase, before accepting an offer.

5. Sales Progression


We will liaise with Solicitors on both sides to ensure that the process is progressing as it should and to look for issues that could slow the sale down, or worse cause it to fall through. 

Conveyancing usually takes around 2 months for a freehold sale and around 3 months for a leasehold sale. Fall through rates in the UK average as much as 1 in 3 of all residential property sales,  therefore choosing the right Solicitor who can work quickly and effectively is crucial. This is why a good recommendation is so important.
