Property Search
Next, once you’ve spotted a property you think will work for you, go ahead an book your viewing. Here you will be asked a number of questions to which will help us understand your situation and to for us make sure the property is suitable for you.
Application
Once you have viewed the property and you have told us you would like to proceed, you will need to complete and send us your application form.
We will then seek to agree your application with the Landlord, before moving forwards to the referencing process.
Before applying however, please review our referencing criteria below to ensure you will meet the requirements.

Referencing and Criteria

Affordability
Your gross annual household income should be at least 30 times the monthly rent. For instance, if the monthly rent is £1,000, your gross annual household income should be £30,000.
Identification and Right To Rent
Provide two forms of identification, one of which must be photographic (e.g., passport or driving licence). If you are from outside of the UK, you will be required to show you have the Right To Rent in the UK. We will provide a list of documents that will help us to show that this is the case, during the referencing process. If you would like to request this list of acceptable documents prior to applying for a property, please contact us (link to contact page) in advance. From May 2025, each applicant will also be required by law to carry out a PEP’s and Financial Sanctions check.
Credit Check
A credit check will be carried out by us for each applicant.
Employment Verification
We will confirm details of current or future employment for each applicant.
Landlord Reference
We will obtain a reference from your current or previous landlord, where applicable.
Where applicants do not meet all the above criteria, a Guarantor may be considered. The above checks would be carried out on any Guarantor to establish their suitability.
Once applicants have satisfied the referencing requirements, aa move in date will be arranged, initial monies (rent and balance of deposit will be paid), tenancy agreement signed, and keys collected on the arranged move in date.

Application Process
To summarise:
- Find your perfect new home
- Complete and return the Application Form
- Await acceptance of your application and request for payment of a Holding Deposit equal to 1 week’s rent.
- Pay Holding Deposit to reserve the property
- Provide required information for referencing
- Undergo Referencing Checks
- Once references are complete and approved, confirm the move in date
- Pay the 1st month’s rent and balance of deposit
- Sign Tenancy Agreement
- Collect keys
- Ensure you have services and direct debit payments established for your council tax, water, gas, electric, and broadband.
