How it works - our 7 steps to refurbishment success



We'll take care of the following as part of our service

1. Following our inspection of the property, we'll prepare a detailed Schedule Of Works, along with a timeline, and full quotation for your Project.  
2. As part of our tender process we'll prepare detailed room-by-room schematic plans for the project. We'll also prepare mood boards illustrating proposed decorative scheme, fittings, fixtures and specifications. Furnishing and dressing options may also be provided upon request.  
3. Prepare the contractual paperwork and take care of all the project administration in the background.
4. Take staged payments and release these to our contractor team at agreed completion points in the project.
5. Visit the site regularly during the project to ensure things are running to time and deal with any issues as they arise. We'll send you routine visit reports at agreed periods during the project.
6. Take care of any snagging to ensure the project is finished to the desired level at the end of the project.
7. We'll take the marketing to begin looking for new tenants, or a buyer.

When we took over management of this property from another agent, the tenant was in arrears, there was a great deal of missing paperwork, and the house was looking very tired, as you can see here.....

We visited the property with our client and put together a proposal. Once that was agreed we got straight to work. This project was turned around from start to finish in less than 10 weeks. We were able to increase the rent by a whopping 60%, and with a number of excellent tenants to choose from.

St Vincents Road, LS28 - 4 bed HMO 


We sold this 4 bedroomed professional house share, which had been self managed by a landlord via an Off Market sale to one of our existing managed landlord clients. It had been rented for a number of years and our client kept the existing tenants on. Fast forward a couple of years and with the tenants moving on, the property was starting to look a little tired. 

By refurbishing the property were able to significantly uplift the capital value of the house so that our client could re-finance the property and take the equity back out again. Not only that, we also increased the rental income by 27%.

We sourced this property for our investor client in 2019 securing him a purchase at a great price and delivering a strong rental return. We carried out a review of the refurbishment potential and our client agreed it made excellent commercial sense to invest in the property.

We replaced 3 bathrooms, the kitchen, as well as a full program of redecoration and new carpets/flooring. Following a short time on the market, we have now achieved an uplift of an incredible 50% on the rental income! Not only that our client has re financed all of the refurbishment funds back out of the property, and more (tax free)! What a result!
